5 Things You Can Do To Ensure Your Home Sells Quickly

1. Get a home inspection – I know you are probably thinking that the buyers are supposed to do this. However, this is not for the buyers it is for you. There might be things that are wrong with your house that you don’t even know about. You don’t want to get a list of potential problems from the buyer’s Inspector. Bepro-active and search for potential problems ahead of time to avoid hassles in the end.

2. Pest inspection- Have a qualified pest inspector come in and check for Termites, Carpenter Ants, Mice etc. Nobody wants uninvited vermin in their homes.

3. Test for – Radon, Asbestos and Mold. If any of these are found– do not wait and offer money at the closing to fix. Mitigate the problem immediately! Nothing can kill a deal faster than having one of these listed on your Inspection report.

4. Survey– If you don’t have a recent survey than order one. Sometimes these can take a while to order and can slow up a closing. Buyers always want to know where the property lines are. If you can show them a survey you will be one up on the competition.

5. Hire an Agent– Don’t underestimate the value of a professional Realtor to get you the best price in the shortest amount of time for your home. You wouldn’t think about doing it yourself with any of the other jobs on this list – so don’t start with selling your home. This is one of the biggest investments in your life so entrust it to a qualified professional.

    Great suggestions! I also highly recommend my sellers getting a home inspection prior to listing. Many times issues can be addressed at a much lower price pre-sale. Also the sellers then know how “low” they can go in their negotiations because they are comfortable that their home is in good shape and they won’t be nickeled and dimed to death after the buyers have a home inspection performed.
